Every direct booking your Ibiza hotel takes, through your own website, WhatsApp, phone or email, is one you don't share with Booking.com, Expedia or any other OTA. That matters more here than in most destinations: when your July and August rates are where they are, a commission percentage turns into a serious annual figure. The aim isn't to walk away from the OTAs. It's to stop paying commission on guests who were already looking for you, who are coming back, or who would rather message you directly.
This guide is written for owners and general managers of boutique hotels and agroturismos on the island, many of whom come from markets where the rules and habits are different. It covers what an OTA booking really costs, how the rate-parity landscape changed in Spain and the EU, what each channel should do, and what your website needs so a guest who found you on Booking ends up booking with you.
What an OTA booking really costs you
The commission rate in your contract is only the headline. To understand the real cost per room night sold through an OTA, add the items that don't sit on the first line of the invoice:
- Visibility programmes. Genius, Preferred and their equivalents on other platforms typically trade guest discounts or a higher commission for better placement. Check in your extranet which ones are switched on and what they cost you in each season.
- Stacked discounts. Mobile rates, last-minute deals and member pricing can pile on top of your base rate, sometimes without anyone on your team having made a deliberate decision.
- A guest relationship you don't fully own. You receive what you need to run the stay; the commercial relationship stays with the platform. If that guest returns next summer, the path of least resistance is the same channel, and the same commission.
- Dependency. If your ranking slips in June, you have no plan B for July.
Run the numbers on your own property: room nights sold through OTAs last year, average daily rate and effective commission. Our free OTA commission calculator for Ibiza hotels shows in a minute what you pay each year and what you would win back by shifting part of it to direct. Seeing the annual total in one figure tends to change the conversation about where your marketing budget goes.
Rate parity has changed: you can now undercut Booking.com on your own site
If you took over a Spanish hotel a few years ago, you may have been told you could not show a lower price on your website than on Booking.com. That was the so-called narrow parity clause. Two developments have changed the picture:
- The Spanish competition authority. In July 2024 the CNMC fined Booking.com €413.24 million for abusing a dominant position. One of the practices it sanctioned was preventing hotels from offering lower prices on their own websites. The CNMC put Booking.com's share of online hotel booking intermediation in Spain at between 70% and 90% over the period investigated. The decision can be appealed before the Audiencia Nacional.
- The EU Digital Markets Act. Booking.com is a designated gatekeeper and has had to comply with the DMA since 14 November 2024. According to the European Commission's September 2026 factsheet, the DMA bans parity requirements of any kind: you can set different prices, availability and conditions on other channels, including your own website, and offer more attractive prices there. The Commission also states that external prices are no longer used for Booking.com's default ranking or for eligibility for its programmes.
In practice, you can run a slightly lower direct rate or, often better, the same rate with more value included. This isn't legal advice: terms with other OTAs depend on each contract, so read yours and check with a Spanish lawyer or your hotel association if anything is unclear.
Don't leave the OTAs: give every channel a job
For a boutique hotel or agroturismo in Ibiza, switching off the OTAs rarely makes sense. Around 3.7 million tourists came to Ibiza and Formentera in 2025, according to IBESTAT, and most of them live outside Spain, in markets where nobody knows your hotel's name yet. The goal is a channel mix where each one earns its keep:
| Channel | What it's good for | What it costs | Guest relationship |
|---|---|---|---|
| OTAs (Booking.com, Expedia and others) | Reach in far-off markets, last-minute demand, shoulder-season gaps | Commission plus visibility programmes | Limited to running the stay |
| Google (Business Profile, booking links, ads) | Guests searching your name or comparing hotels on Google | Free booking links cost nothing; ads cost what you bid | Yours if the booking completes on your site |
| Your website and booking engine | Closing the sale with your best offer | Booking engine and payment provider fees | Full |
| WhatsApp, phone and email | Groups, weddings, retreats, long stays, pre-booking questions | Team time | Full and personal |
| Returning guests | Your most profitable bookings | Good service and a well-timed message | Already yours |
OTAs earn their commission in May, June, September and October, filling gaps from distant markets. Direct bookings are easiest to win in four places: people searching your hotel by name, past guests, groups and celebrations that need to speak to a human, and longer stays where your own package matters more than a position in a list.
What your website needs to win the direct booking
A common journey: the guest finds you on an OTA, opens a new tab and searches your hotel's name. If your site is slow, hides prices or asks them to email for availability, they go back and book through the OTA. Test this list on your own phone:
- A booking engine on your own domain showing live availability and price within two or three taps.
- Book-direct perks next to the button, not on a separate page: breakfast included, more flexible cancellation, late check-out, an airport transfer or an upgrade subject to availability.
- A direct rate that matches or beats every OTA, checked weekly in season.
- Prices in euros, cancellation terms shown before the card details, and a clear note on whether the Balearic sustainable tourism tax is included or paid at the hotel.
- Full versions in English and Spanish at the very least, plus the languages of your main markets.
- A WhatsApp button with a pre-filled message for guests who want to ask before paying.
- Fast loading on mobile, including on patchy signal in some coves and on the north of the island.
- An instant confirmation email in the guest's language with everything they need to arrive.
You can see an always-visible direct booking bar on our Albada boutique hotel demo, a fictional concept site built to show the approach. If your current site can't do any of this, the fix isn't more advertising; it's the foundations, which is where web design built around bookings comes in.
Win the search for your own name
When someone types your hotel's name into Google, your Business Profile, your website and every OTA selling your rooms compete on the same screen. It's the highest-intent search there is, and it is easy to hand it to someone else. Three things to get right:
- A well-kept Business Profile. Current photos of rooms and common areas, reception hours, a link to your official site and a reply to every review in the guest's language.
- Your site as a booking option. With free booking links and Google Hotel Ads, your official site can appear with its price alongside the OTAs on your hotel listing. We walk through it in our guide to Google Hotel Ads, free booking links and Business Profile for Ibiza hotels.
- Consistent prices. If Google shows your website as dearer than an OTA, you have lost the booking before the guest reaches your page. Check the rates your booking engine sends every time you change prices.
Turn this year's OTA guest into next year's direct guest
The first OTA booking can be the price of being discovered; the second shouldn't be. The details the platform passes to you are for running the stay. To send offers later you need the guest's consent, and the best time to ask is while they are with you:
- At check-in, a clear opt-in box for hotel news and offers, unticked by default.
- In the room or at check-out, a card with a QR code to your website and a perk for their next stay booked direct.
- During the stay, a friendly WhatsApp thread: it shows them the service they will get by booking with you.
- After the summer, an email before you open for the season, with priority dates for past guests, ideally before the opening party dates are announced.
How to build that list in line with GDPR, and how to use remarketing without being annoying, is covered in our guide to email marketing and remarketing for boutique hotels in Ibiza.
Frequently asked questions
Can my hotel website be cheaper than Booking.com?
Yes. Booking.com has had to comply with the EU Digital Markets Act since 14 November 2024, and the DMA bans parity requirements of any kind in the European Economic Area. The European Commission confirms you can offer more attractive prices on your own website. For other OTAs, check your contract before changing rates.
Should my Ibiza hotel stop using OTAs altogether?
Rarely. OTAs give you reach in markets that have never heard of you and help fill last-minute gaps. The profitable approach is to keep them as a shop window while making sure brand searches, returning guests and groups book with you directly.
What can I offer guests who book direct without cutting the rate?
Perks that cost you little but feel generous: breakfast included, more flexible cancellation, late check-out, an airport transfer, an upgrade subject to availability or a priority table at a nearby restaurant or beach club. Show them right next to the booking button.
Can I email guests who booked through an OTA?
The details an OTA passes on are for running the stay. To send marketing emails, ask for the guest's consent while they are with you, at check-in or via a QR code in the room, and keep a record of when and how they gave it.
