Your own website or the portals: what kind of website an Ibiza estate agency needs

Almost every estate agency in Ibiza lists on the portals, and many wonder whether they really need anything else. The short answer: portals give you reach, but not brand, data or control. A good real estate website in Ibiza doesn't replace the portals; it does the things they can't do for you.

This guide compares the two, sets out what the website of an agency or developer selling villas to international buyers needs, and explains how to compete on Google against portals with far more authority than your own site.

What portals give you, and what they don't

Spanish and international property portals such as idealista or Kyero are essential for visibility: they have traffic, apps and buyers comparing listings every day. But every listing lives on someone else's platform:

AspectPortalsYour own website
Immediate reachHigh from day oneBuilt over time with SEO, ads and social media
BrandYour villa sits next to competitors' listingsOnly your properties, presented your way
ContentA fixed template: photos, text and basic dataVideo, drone, 3D floor plans, area guides, brochures
LanguagesWhatever the portal offersThe languages your buyers speak, properly translated
Enquiry dataRouted through the platformYours, with source and history
Privacy and off-marketEverything is publicPrivate pages for qualified buyers
CostRecurring fees for as long as you listUpfront investment plus maintenance

The sensible combination: use portals as the shop window and your website as the place you send every serious buyer, with the full material and a direct relationship with your agency. Track how many enquiries each portal sends and how many turn into viewings: it shows you which subscriptions actually earn their keep each season.

What an Ibiza estate agency website needs

A property website for the island's luxury market is more than a catalogue with a search box. What makes the difference:

  • Complete listings. A professional gallery, video, drone footage, floor plan, built areas, price or price range and the energy rating, which according to Spain's Ministry for the Ecological Transition must appear in sale and rental advertising.
  • Filters that matter in Ibiza. Municipality (Ibiza Town, Sant Josep, Sant Antoni, Santa Eulària, Sant Joan) and Formentera, sea views, distance to the beach, tourist licence, number of bedrooms.
  • Real multilingual content. English at the very least, plus German, French or Italian if that is who buys from you, with language versions properly linked so Google shows each buyer their own language.
  • Instant contact. WhatsApp and video call one tap away on every listing, alongside the enquiry form.
  • A private area. Non-indexed pages, shared by link, for off-market villas and full brochures.
  • CRM integration. Each listing entered once and published to your website and the portals from the same place, with every enquiry landing in your CRM with its source.

If you are a developer, each development deserves its own page or microsite: renders labelled as illustrative, a table of units and their availability, a downloadable specification, construction updates with real photos and a form that asks which unit the buyer is interested in. It is exactly what an overseas buyer forwards to their family or adviser before deciding, and the level of detail portals won't let you publish.

Real estate SEO: competing with the portals on Google

Let's be realistic: outranking the big portals for "houses for sale Ibiza" is very hard for an agency. Where you can win is on more specific searches and on anything connected to your own brand:

  • Area guides. Pages on buying in Sant Josep, Santa Eulària or the north of the island, covering what buyers want to know: beaches, schools, access, type of property and the price range in your portfolio.
  • Property-type searches. Villas with a tourist licence, renovated fincas, new builds with sea views: category pages with genuinely useful copy, not just listings.
  • Your brand and your villas' names. People searching for your agency or a named house should land on your site, not someone else's listing.
  • Google Business Profile. Your office can have one, but the villas cannot: under Google's eligibility guidelines, rental or for-sale properties such as holiday homes are not eligible, while sales or leasing offices are.

Design that feels luxurious without slowing down

Buyers of luxury villas expect a website to match: full-screen photography, video, refined typography and calm navigation. The risk is that all of this makes it slow on a phone, which is where most browsing happens. Google recommends meeting the Core Web Vitals thresholds: LCP under 2.5 seconds, INP under 200 milliseconds and CLS under 0.1. You get there with modern, correctly sized image formats, video that only loads when the visitor asks for it, with a cover image in the meantime, and lean code. Measure with real-user data in Search Console, not just a one-off test from an office on fibre broadband.

Well-executed 3D can help explain a house, especially interactive floor plans. See an example on Villa Aldara, our demo site for a fictional villa with a navigable 3D floor plan.

What it costs and how to get started

The price of a real estate website depends on the number of listings, the languages, the integration with your CRM and the portals, and the level of design. Our guide to how much a website costs in Ibiza explains what drives a quote. To start in the right order:

  • A list of the villas you want to feature and the visual material available.
  • The languages your buyers speak, in order of importance.
  • The CRM or property software you use and the portals you list on.
  • The areas of the island you want to rank for with your own guides.
  • Energy ratings and documents for every listing to hand.
  • A decision on which villas are public and which are off-market.
  • A launch planned for winter, with time to spare before spring.

Once the website is live, your ads have a destination that converts: see our guide to luxury real estate lead generation. And if you want us to plan the website together with the wider strategy, our real estate marketing in Ibiza page explains how we work.

Frequently asked questions

Does an estate agency need its own website if it already lists on portals?

Yes, if it wants its own brand and its own client data. Portals give visibility, but your villa sits next to competitors and enquiries go through the platform. Your own website lets you show all the material, work in several languages, keep private pages for off-market villas and build a direct relationship with every buyer.

Can my agency outrank the portals on Google?

For the most generic searches, it is very hard. You can compete on more specific searches: area guides, property types, your agency's name and your villas' names. For that you need original copy, different from what you publish on portals, and a fast website in several languages.

Can each villa have its own Google Business Profile?

No. Under Google's guidelines, rental or for-sale properties such as holiday homes are not eligible for a Business Profile. Your agency's sales or leasing office is, and that is the profile worth optimising with photos, opening hours and reviews.

How much does a website for an Ibiza estate agency cost?

It depends on the number of listings, the languages, the integration with your CRM and the portals, and the level of design. Ask for a fixed quote that spells out what is included, such as listing migration, translations, training and maintenance, so you can compare proposals properly.
